How the Finance Course Fits Virginia’s 180-Hour Broker Requirement
Virginia states its broker education requirement in semester hours, not clock hours. Per § 54.1-2105 of the Code of Virginia, every applicant for an initial broker license must have completed not less than 12 semester hours of real estate instruction. At three semester hours per course, that is four courses of 45 class hours each — the 180 hours quoted everywhere else.

Who Can Apply for a Virginia Broker License
You must be at least 18, hold a high school diploma or equivalent, and have been actively licensed as a Virginia salesperson for 36 of the 48 months before you apply, verified by your principal or supervising broker. Fingerprinting is required, all coursework must be passed before you sit the exam, and a Principles of Real Estate course used for your salesperson licence cannot be reused.
