Does this course qualify me as a real estate appraiser?
No. This is a broker qualifying-education module. It does not lead to a Virginia real estate appraiser license, which is issued by the separate Real Estate Appraiser Board and has its own education, experience and examination requirements.
Is the Appraisal course required for a Virginia broker license?
Yes, in effect. DPOR classes it as a Broker-Specific Course. After the required Real Estate Brokerage course, DPOR requires either all three Broker-Specific Courses - Real Estate Appraisal, Real Estate Finance and Real Estate Law - or two of those three plus one approved Broker-Related Course. So you need Appraisal unless you replace it with the other two Broker-Specific Courses plus an approved related course.
How many hours does Virginia require for a broker license?
DPOR requires 180 class/clock hours, built from courses of at least 45 class hours (or 3 semester hours) each. Appraisal is one of those courses. How the four modules combine, and the two routes DPOR accepts, are set out on our Virginia 45-Hour Real Estate Brokerage course page.
Can I take the Appraisal course on its own?
Yes. You can buy the 45-hour Appraisal module by itself from $173.42, or take all four together in the 180-hour Virginia broker package. Bear in mind DPOR requires the Real Estate Brokerage course plus either all three Broker-Specific Courses or two of them plus one approved Broker-Related Course - so in total you will need Brokerage and at least two of Finance, Appraisal and Law.
Does my 60-hour Principles course count toward the broker requirement?
No. DPOR states that any Principles of Real Estate course taken for licensure as a salesperson is not acceptable as broker pre-license education. Your broker hours start from zero, and Appraisal counts toward them.
When can I upgrade from salesperson to broker in Virginia?
You must have been actively licensed and engaged as a real estate salesperson for 36 of the 48 months immediately preceding your application (18VAC135-20-35(C)), and your experience must be verified by your principal or supervising broker. You must also be at least 18 and hold a high school diploma or its equivalent.

Why Appraisal Is One of Virginia’s Four Named Broker Subjects

Virginia names four broker subjects: Real Estate Brokerage, Finance, Appraisal and Law. How the Appraisal Course Fits Virginia’s 180-Hour Broker Requirement

Virginia states its broker education requirement in semester hours, not clock hours. Per § 54.1-2105 of the Code of Virginia, every applicant for an initial broker license must have completed not less than 12 semester hours of real estate instruction. At three semester hours per course, that is four courses of 45 class hours each — the 180 hours quoted everywhere else.

Who Can Apply for a Virginia Broker License

You must be at least 18, hold a high school diploma or equivalent, and have been actively licensed as a Virginia salesperson for 36 of the 48 months before you apply, verified by your principal or supervising broker. Fingerprinting is required, all coursework must be passed before you sit the exam, and a Principles of Real Estate course used for your salesperson licence cannot be reused.
