Step 1: Start your 63 Hour Florida Pre Licensing Course

If you wish to start your new real estate career as a licensed real estate agent, the requirements to get your Florida real estate license are that all individuals wishing to enter into a career providing real estate services must start at the level of real estate sales associate. The Florida Real Estate Commission (FREC) requires each applicant to pass an approved 63 Hour Florida Pre Licensing Course for Sales Associate.

Note: Applicants looking to obtain their Florida Real Estate License who have a 4-year degree in real estate, are exempt from having to take the real estate agent course in Florida. However, for the individual to obtain their Florida real estate license, they must pass the state sales associate state exam. Licensed attorneys practicing in the state of Florida, who are in good standing with the Florida Bar, are also exempt from the real estate agent course in Florida, but must pass the state exam.

Step 2: Apply for Your Florida Real Estate License

A sales associate must also be licensed by the Department of Business and Professional Regulation (DBPR), in order to carry out real estate services. Any services that are performed by the sales associate, must be under the guidance and employ of a licensed real estate broker. Applications for real estate licenses must be made to the Department of Business and Professional Regulation.

You don’t have to complete your Florida pre licensing course for sales associate in order to submit your application. The DBPR takes around one month to process your application, so it is best to submit a completed application while you are progressing through your Florida pre licensing course. This means you do not have to wait in order to schedule your state exam.

NOTE: You will be required your Florida real estate license application approval ID number before you can schedule your state exam.

Can you do your Florida real estate license application online?

There are two ways to submit your application, either online, or by mail:

Florida Sales Associate License

1. Submit your application online SALES ASSOCIATE INITIAL APPLICATION (RE 1)
2. Submit an application by mail –PDF SALES ASSOCIATE INITIAL APPLICATION (RE 1)
3. Remember to include payment of the application fee – $83.75, and any supporting documents.

What are the requirements to get a Florida real estate license?

  • You have to be at least 18 years of age
  • You must have a high school diploma, a general education diploma (GED) or a higher education diploma. Most likely you will not have to show your diploma. You will be asked this question in the state application. You will need to answer yes if you do have that.
  • You must have a social security number
  • You must submit your state application to obtain a Florida Real Estate License
  • You need to complete an approved 63 Hour Florida pre licensing course for sales associate.
  • You must pass the Florida pre-licensing course exam
  • You must schedule and pass the Florida Real Estate Sales Associate State Exam

Do you have to be a resident of Florida to get a real estate license?

Applicants wishing to get a Florida real estate license are not required to be a resident of Florida.

Does Florida have real estate license reciprocity?

Florida has mutual recognition with 10 states: Alabama, Arkansas, Connecticut, Georgia, Illinois, Kentucky, Mississippi, Nebraska, Rhode Island and West Virginia. If you are in a state in which Florida has a Mutual Recognition Agreement with, you may apply for a Florida sales associate license, or a broker license under mutual recognition.

To qualify for mutual recognition, applicants;

  • Must be 18 years of age and hold a high school diploma or its equivalent.
  • The applicant must not be a resident of Florida, at the time of the application.

If you are in a state in which Florida has a Mutual Recognition Agreement with, you may apply for a Florida sales associate license, or a broker license under mutual recognition. If you reside in one of these states, you are required to take the Florida Core Law Exam at a Pearson Vue testing center. Currently, MLS Campus does not offer a Core Law Prep Course. Can I Become a Florida Real Estate Broker If I Have Two Years’ Experience as a Sales Associate or a Broker License in Another State?

If you are not in a state that has mutual recognition with Florida you can either apply for your real estate sales associate license, and take the 63 Hour Florida pre-licensing course for sales associate, or you can use your two years’ experience, within the past five years, in your current state as a sales associate, or if you have a broker license, to apply for a broker’s license in Florida; however, this would not be a mutual recognition application. You would be required to take the 72 Hour Florida broker pre-license course and the full 100 question state exam. Step 3: Get Fingerprinted

Digital Fingerprints must also be submitted in order to apply for a real estate license in Florida. All applicants must submit fingerprints to the Department of Business and Professional Regulation (DBPR) for the purpose of running a background check.

Appointments can be scheduled at a Pearson Vue Fingerprint Location, online, or by calling (877) 238-8232.

You must submit your fingerprints electronically before your application can be approved. Your prints cannot be shared between professions or with other agencies. You are required to have separate prints for each license you are applying for.

Step 4: Complete Your Course and Pass Your Pre-License Course Final Exam

Successfully complete our FREC Approved 63 Hour Florida pre licensing course for sales associate. Our course material will educate you on the fundamentals of real estate principles and practices, basic real estate, and license law.

Pass the 63 Hour Florida pre licensing course exam with a minimum grade of 70%. The end of course exam will include 100 questions. You will have 3 hours to complete it.

When you successfully complete your course exam. Your course certificate of completion will be available immediately once you pass the course final exam.

30 Day Retake: If you do not pass the final exam on your first attempt, you will be given a link to a second final exam. The second exam cannot be taken until thirty days after the first exam according to Florida real estate regulations. The other option will be to retake the whole course without waiting for 30 days. *MLS Campus offers both options for free, as long as your course is still active

Step 5: Schedule and Pass the Florida Real Estate State Exam

Before you can take your state exam, DBPR must approve your application for licensure. Once an application is approved, DBPR will issue an application ID number. You can check the application status at https://www.myfloridalicense.com/wl11.asp?mode=0&SID=. You will also receive an admission authorization letter. You will need the application ID number in order to schedule the state exam. MLS Campus recommends taking your state exam 3-5 days after the completion of your 63 Hour Florida pre licensing course.

NOTE: You must bring your printed course completion certificate with you, to be permitted to take the test.

The exam fee paid to Pearson VUE is $57.75

The state exam is a 100 question multiple-choice test with a passing score of 75%. You will have 3 hours to complete it.

The state exam includes 45 questions based on the principles and practices of real estate, 45 questions based on Florida Real Estate law, 10 questions to test the student’s mathematical aptitude. You will need to score 75% or higher to pass the state exam.

If you fail the state exam, you may retake it as many times as necessary, at a cost of $36.50 each time, as soon as you can make a new appointment. The state exam can be taken multiple times as long as the broker course certificate and the state application are valid. The broker course certificate is valid for 2 years from the completion date. The state application is valid for 2 years from the approval date.

Step 6. Find a Licensed Broker/Brokerage

A sales associate license must be activated in order to perform real estate activities for a commission. In order to activate your real estate sales associate license, you must be registered under the employ of a licensed broker or brokerage. This decision should be made carefully as different brokerages will offer sales agents different commission splits, incentives, and benefits packages.

How long does it take to become a licensed real estate agent in Florida?

The time it can take you to become a licensed real estate agent in Florida will vary. Our online Florida pre licensing course enables you to study in your own time, and at your own pace. The DBPR can take up to 30 days to process your license application.
