Virginia 45-Hour Real Estate Finance Course – Broker Pre-License

You already sell real estate. Becoming a broker in Virginia means 180 hours of broker pre-licensing education on top of your salesperson license — and Finance is one of the four subjects the Real Estate Board names by statute. These 45-hour Virginia real estate finance classes cover how deals actually get funded: mortgage markets, lending rules, investment analysis and the arithmetic behind every closing.

  • Where deals are won or lost: mortgage markets and loan types, lending practices, federal regulations, and the financing structures your clients will ask you about.
  • Virginia rules, not generic national content: built against the Real Estate Board’s regulations and updated as they change.
  • Take Finance alone, or add the rest: the other three 45-hour modules when your schedule allows.
  • DPOR-approved school, license 0211001323: with licensed Virginia instructors by phone, email or text.

Virginia 45-Hour Real Estate Finance Course – Frequently Asked Questions

What does the Virginia 45-Hour Real Estate Finance course cover?
Mortgage markets and loan types; Lending practices and federal regulations; Real estate investment and financing strategies; and Financial calculations and amortization schedules. It is delivered as 45 class hours of DPOR-approved instruction, 100% online and self-paced.
Is the Finance course required for a Virginia broker license?
Yes, in effect. DPOR classes it as a Broker-Specific Course. After the required Real Estate Brokerage course, DPOR requires either all three Broker-Specific Courses - Real Estate Appraisal, Real Estate Finance and Real Estate Law - or two of those three plus one approved Broker-Related Course. So you need Finance unless you replace it with the other two Broker-Specific Courses plus an approved related course.
How many hours does Virginia require for a broker license?
DPOR requires 180 class/clock hours, built from courses of at least 45 class hours (or 3 semester hours) each. Finance is one of those courses. How the four modules combine, and the two routes DPOR accepts, are set out on our Virginia 45-Hour Real Estate Brokerage course page.
Can I take the Finance course on its own?
Yes. You can buy the 45-hour Finance module by itself from $173.42, or take all four together in the 180-hour Virginia broker package. Bear in mind DPOR requires the Real Estate Brokerage course plus either all three Broker-Specific Courses or two of them plus one approved Broker-Related Course - so in total you will need Brokerage and at least two of Finance, Appraisal and Law.
Does my 60-hour Principles course count toward the broker requirement?
No. DPOR states that any Principles of Real Estate course taken for licensure as a salesperson is not acceptable as broker pre-license education. Your broker hours start from zero, and Finance counts toward them.
When can I upgrade from salesperson to broker in Virginia?
You must have been actively licensed and engaged as a real estate salesperson for 36 of the 48 months immediately preceding your application (18VAC135-20-35(C)), and your experience must be verified by your principal or supervising broker. You must also be at least 18 and hold a high school diploma or its equivalent.
Is MLS Campus approved by Virginia DPOR?
Yes. MLS Campus is a DPOR-approved Virginia real estate school, license number 0211001323, and this course is approved as #0214030512. Your course completion is reported to DPOR at no extra charge.
What guarantee do I get?
Every package includes a 30-day money-back guarantee. If you do not pass the course final exam, you can retake the course at no additional cost.

Moving from salesperson to broker in Virginia means 180 hours of pre-licensing education, and § 54.1-2105 of the Code of Virginia names exactly four subjects it must cover. The Virginia 45-Hour Real Estate Finance course from MLS Campus (DPOR-approved Virginia real estate school, license 0211001323) delivers one of them in full, 100% online and at your own pace, as approved course #0214030512.

Why Finance Is One of Virginia’s Four Named Broker Subjects

Virginia names four broker subjects: Real Estate Brokerage, Finance, Appraisal and Law. Only Brokerage is required on every route; the other three, including Finance, are what DPOR calls Broker-Specific Courses. You must take Brokerage plus either all three of them, or two plus one approved Broker-Related Course — so you will need at least two of Finance, Appraisal and Law.

The full rule, both routes and the complete list of approved Broker-Related Courses are set out on the Virginia 45-Hour Real Estate Brokerage course page.

What You Will Learn in the Virginia 45-Hour Real Estate Finance Course

Finance is where most brokerage disputes begin: a deal collapses at underwriting, a buyer misreads a rate lock, an investor misjudges leverage. A broker who cannot read a loan file cannot supervise the agents writing them.

Course Topics

The Virginia Real Estate Board does not publish a per-topic hour breakdown for broker courses, so the structure below is the MLS Campus course structure, built to satisfy the 45 class hours in full:

  • Mortgage markets and loan types: conventional, government-backed and portfolio lending, and how secondary-market appetite shapes what your buyers can borrow.
  • Lending practices and federal regulations: qualification, underwriting and the federal disclosure regime that governs every residential transaction.
  • Real estate investment and financing strategies: leverage, return measures and the financing structures used on income property.
  • Financial calculations and amortization schedules: the arithmetic a broker is expected to check rather than take on trust.

How the Finance Course Fits Virginia’s 180-Hour Broker Requirement

Virginia states its broker education requirement in semester hours, not clock hours. Per § 54.1-2105 of the Code of Virginia, every applicant for an initial broker license must have completed not less than 12 semester hours of real estate instruction. At three semester hours per course, that is four courses of 45 class hours each — the 180 hours quoted everywhere else.

Module Hours DPOR course # Status
Real Estate Brokerage 45 #0214030511 Required specific course
Real Estate Finance ◀ this course 45 #0214030512 Named content area
Real Estate Appraisal 45 #0214030510 Named content area
Real Estate Law 45 #0214030513 Named content area
Total 180 12 semester hours

You can buy this Finance module on its own, or take all four together through the 180-hour Virginia Real Estate Broker License course, which bundles the full requirement from $579.42.
