What Happens if I Fail the Broker Post License Course Exam?

If you fail the Florida broker post-license course exam on the first attempt, you can take the exam a second time. However, if you fail the exam after two attempts, you will be required to take the Florida broker post-license course again.

You can take your second attempt at the post-license course exam immediately, but we strongly advise our students to retake the practice exam before attempting the final exam a second time.

What Happens if I Fail to Meet the Florida Broker Post-License Requirements?

If you do not complete the 60-hour Florida broker post-license course before your first renewal deadline, you cannot renew as a broker and your broker license reverts to a sales associate license. This is set by FREC rule 61J2-3.020, and it is the single reason the deadline matters more for brokers than for sales associates: you do not simply lose a renewal, you lose the broker licence you qualified for.

Florida does allow one route back. According to the DBPR, a broker has the option within six months after the expiration date to revert the license from broker to sales associate; to do so they must complete a 14-hour continuing education course after the expiration date on the broker license and pay the renewal fee shown on their DBPR renewal notice. You would then hold a sales associate license, not a broker license, and you would have to re-qualify from the beginning to become a broker again.

If you miss the six-month reversion window as well, your real estate license becomes null and void. At that point there is no downgrade route left and Florida treats you as unlicensed.

The Florida 60 Hour Broker Post License Course Explained

The Florida 60 hour broker post license course is the education FREC requires from every newly licensed broker before their first renewal. It is not continuing education and it is not a licence exam — it is a one-time requirement that closes out the first licence period, and it is the last piece of education standing between a new broker licence and a permanent one.

The 60 hours break into two 30-hour FREC-approved courses, each with its own end-of-course exam. There is no classroom component and no fixed schedule — the only fixed date is your own first license expiration, which falls 18 to 24 months after your broker licence was issued and is shown in your DBPR account.

Deadlines & How Renewal Works (2026)

Holding a sales associate licence rather than a broker licence? Your first renewal requires the 45-hour Florida sales associate post-license course instead of this 60-hour broker course.

  • Complete before midnight ET on the expiration date: finish both courses, pass exams, and pay the state renewal fee in your DBPR account.

  • If you miss the deadline: you cannot renew as a broker. Florida does allow you to downgrade to a sales associate license if you apply within six months of your expiration date and complete a Florida real estate continuing education course and the DBPR renewal fee. Miss that route as well and your license becomes null and void.

  • Start early: both 30-hour courses have to be finished, each end-of-course exam passed, and your completion reported before midnight ET on your expiration date. Beginning 60 hours of post licensing in the final couple of weeks leaves no margin if you need to retake an exam.

Course Final Exam Information

Answer Each Question in Order: You cannot close out or use the back or previous button. The best way to prepare for the final exam is to take the practice exam multiple times. Each time you will get your score right, and you will be able to review all questions.

Course Exam Retake: Recent changes to Florida Real Estate Post License Requirements means students no longer need to wait 30 days to retake the Post Licensing exam if they fail on their first attempt. Students are permitted to take their second exam attempt immediately. However, we advise that students review their course and take the free practice exam before beginning their exam retake.
