Virginia Real Estate Broker License Education Requirements
To qualify for a real estate broker license in Virginia, you must meet specific education and experience requirements set by the Virginia Real Estate Board:
1. Complete 180 Hours of Board-Approved Broker Pre-License Education
You must complete 180 class hours of pre-license education through Board-approved courses. These must include:
- A mandatory Real Estate Brokerage course (45 Hours)
- Additional Broker-Specific or Broker-Related courses, outlined below.
Note: Equivalent courses from accredited institutions, such as colleges, universities, or community colleges, may be accepted if they meet state requirements. Each course must be:
- At least 45 classroom hours (or 3 semester credit hours)
- Completed with a monitored final exam
- Documented with original or certified transcripts or course certificates.
2. Verify Industry Experience
Before applying for your broker license, you must submit documentation showing you’ve been actively licensed and working as a real estate salesperson for at least 36 of the past 48 months.
3. Pass the State Licensing Exam
You are required to pass both the national and Virginia-specific portions of the broker examination, administered by the state’s official testing provider (PSI).

Applying for a Broker License through Reciprocity
To apply for a real estate broker license in Virginia through reciprocity, applicants must meet the following criteria:
- Pass the Virginia State Portion of the Broker Exam.
This covers Virginia-specific real estate laws and regulations. - Verify Experience.
You must provide documentation confirming you have been actively licensed and practicing as a real estate salesperson or broker for at least 36 of the 48 months prior to your application. - Submit Proof of Education.
Provide original or certified transcripts from an accredited educational institution showing successful completion of 180 classroom hours of broker pre-license education that is substantially equivalent to Virginia’s requirements. - Submit Certification from Other Jurisdictions.
Include official letters of certification from every state or jurisdiction where you currently hold or have previously held a real estate license.
Note for Reciprocity Applicants: You must hold a current, active broker license in another state to apply for a Virginia broker license through reciprocity.
