How to Become a Real Estate Broker in Florida?

Have you been building your experience in the Florida Real Estate Industry, while working as a licensed sales associate, and are looking to branch out on your own and become a licensed Real Estate Broker in Florida?

How long do you have to be a real estate agent before becoming a broker in Florida?

In order to become a real estate broker in Florida you must first complete 24 months working as an active real estate sales associate, within the past five years.

How to get a Florida Real Estate License

What is the difference between a real estate agent and a real estate broker?

A real estate agent in Florida, is a licensed real estate sales associate. A sales associate must work under the guidance and supervision of a licensed real estate broker. A real estate broker is an agent who has passed their broker license exam, and holds a broker license. A real estate broker can own their own real estate firm, and hire sales associates to work for them, under their guidance and supervision.

What are the requirements to be a real estate broker in Florida?

In order to become a real estate broker in Florida you must first complete 24 months as an active real estate sales associate, within the past five years. You must also meet the following Florida Real Estate Broker Requirements;

  1. Complete a 72-hour FREC-approved pre-licensing course for brokers
  2. Submit an application for your broker license and pay the license fee
  3. Provide fingerprints to the DBPR
  4. Pass your Florida State Real Estate Broker State Exam
  5. Submit a DBPR RE 13 Broker Transaction form to activate your Florida Broker License

Do you have to be a resident of Florida to become a real estate broker in Florida?

Applicants wishing to obtain a Florida real estate license are not required to be a resident of Florida.

Can I Become a Florida Real Estate Broker If I Have Two Years’ Experience as a Sales Associate or a Broker License in Another State?

If you are not in a state that has mutual recognition with Florida, you can either apply for your real estate sales associate license, and take the 63 Hour Florida pre licensing course for sales associate, or you can use your two years’ experience, within the past five years, in your current state as a sales associate, or if you have a broker license, to apply for a broker's license in Florida. However, this would not be a mutual recognition application. You would be required to take the 72-hour FREC-approved pre-licensing course for brokers and the full 100 question state exam.

Does Florida have real estate license reciprocity?

Florida has mutual recognition with 8 states. Alabama, Arkansas, Connecticut, Georgia, Illinois, Mississippi, Nebraska and Rhode Island. If you are in a state in which Florida has a Mutual Recognition Agreement with, you may apply for a Florida sales associate license, or a broker license under mutual recognition.

To qualify for mutual recognition, applicants;

  • Must be 18 years of age and hold a high school diploma or its equivalent.
  • The applicant must not be a resident of Florida, at the time of the application.

If you are in a state in which Florida has a Mutual Recognition Agreement with, you may apply for a Florida sales associate license, or a broker license under mutual recognition. If you reside in one of these states, you are required to take the Florida Core Law Exam at a Pearson Vue testing center. Currently, MLS Campus does not offer a Core Law Prep Course. 1. Complete A 72-hour FREC-approved pre-licensing course for brokers

You must successfully complete a 72-hour Frec-approved pre-licensing course for brokers in order to upgrade your real estate sales associate license and become a licensed broker in Florida.

How many hours is a broker's pre license course in Florida?

Florida State requires that all applicants looking to upgrade to a Florida broker license, complete the mandatory 72 Hours of Florida pre licensing education. Courses must be approved by the Florida Real Estate Commission.

Is the Florida real estate exam hard?

The Florida real estate broker course exam must be passed with a minimum grade of 70%.

What if I fail Florida real estate pre licensing exam?

30 Day Retake: If you do not pass the Florida real estate broker course exam on your first attempt, you will be given a link to a second final exam. The second exam cannot be taken until thirty days after the first exam according to Florida real estate regulations. The other option will be to retake the whole course without waiting for 30 days. *MLS Campus offers both options free, as long as your course is still active

2. Submit an application for broker license and pay the license fee

Can I get a Florida broker license online?

1. Submit an application online - UPGRADE FROM SALES ASSOCIATE TO BROKER (RE 2)
2. Submit an application by Mail - PDF UPGRADE FROM SALES ASSOCIATE TO BROKER (RE 2)
3. Remember to include payment of the application fee - $91.75, and any supporting documents.

The DBPR generally will take 4-6 weeks on average to process and approve your Florida real estate license application.

An applicant will be notified when approved for the examination, by the Department of Business and Professional Regulation (DBPR).

3. Provide fingerprints to the DBPR

Digital Fingerprints must also be submitted in order to apply for a real estate license in Florida. All applicants must submit fingerprints to the Department of Business and Professional Regulation, (DBPR), for the purpose of running a background check.

Appointments can be scheduled at a Pearson Vue Fingerprint Location, online, or by calling (877) 238-8232.

You must submit your fingerprints electronically before your application can be approved. Your prints cannot be shared between professions or with other agencies. You are required to have separate prints for each license you are applying for.

4. Pass your Florida State Real Estate Broker Examination

When should I apply for the Florida state exam?

Before you can take your state exam, the state must approve your application for licensure. MLS Campus recommends taking your state exam 3-5 days after the completion of your 63 Hour Florida pre licensing course. The testing vendor will be notified, by DBPR, once the application has been approved. The testing vendor will contact the applicant, when they are approved for a state license, with the required testing administration information. The applicant will receive an admissions authorization letter.

NOTE: You must bring your printed course completion certificate with you, to be permitted to take the test.

The state exam is a 100-question multiple-choice test with a passing score of 75%.

The state exam includes 40 questions based on real estate law, 40 questions based on real estate principles and practices, 5 questions based on mathematics, and 5 questions based on a closing statement, worth 2 points per question.

What if I fail the Florida state real estate broker exam?

If you fail the final state exam you can schedule another time to retake the exam, as soon as you are ready.

5. Submit a DBPR RE 13 Broker Transaction form to activate your Florida Broker License

Once you have passed your pre licensing education requirements, passed your state exam, and received your broker license for Florida, you must submit the DBPR RE 13 Broker Transaction form to activate your Florida Broker License.
