State of Florida Real Estate License Renewal Requirements

The Department of Business and Professional Regulation (DBPR) monitors all post licensing real estate Florida, and continuing education progression, of all licensees. If the State of Florida real estate license renewal requirements are not met, you will not be able to renew your real estate license. The Florida real estate post license requirements are as follows;

  1. Complete FREC approved Florida real estate license renewal course
  2. Submit renewal application to the DBPR
  3. Pay the relevant renewal fee to the DBPR

How Often Do You Have to Renew Your Real Estate License in Florida?

You must renew your Florida real estate license prior to the applicable renewal date, once every 18 - 24 months, from the date your license was issued. It is imperative that you renew your Florida real estate license on time, in order to be able to legally continue offering real estate services, and to keep your license in “active” status. If you fail to renew your license on time, your license will be classed as “Null and Void” meaning you would be required to start the real estate licensing process all over again. The dates for your real estate license renewal are either March 31st or September 30th, whichever date is closest to your license approval date. The Department of Business and Professional Regulation provides an online portal through its website, where you can verify the deadline to meet post licensing real estate Florida requirements.

Example:

Janet’s Licensure Date (the date her license application was approved) was on 06/08/2017, so her renewal date will land on March 31st, two years after the year 2017.

Janet’s license will expire on 03/31/2019, so she must ensure she meets all renewal requirements before her license expires.


Renewal Requirements for Voluntary Inactive Licenses

Licensees may hold a Florida real estate license, but may not wish to practice real estate services at that present time, and in such circumstances may request the status of their license to be voluntarily inactive.

If you have requested that your license status be voluntary inactive, you are still required to complete all post licensing real estate Florida education and continuing education requirements, and renew your Florida real estate license. This will maintain the voluntarily inactive status, and prevent your license status changing to involuntarily inactive, or being classed as null and void.

Florida Real Estate Post License Requirements for Sales Associate

The Florida real estate post license requirements for sales associates, are that every real estate licensee, that has obtained their license as a sales associate, continue their real estate license education, by taking the mandatory Sales Associate Post License Course (45 Hour)

Sales Associate Post License Course (45 Hour)

In the event that you fail to successfully complete the mandatory 45 Hour post licensing Florida course, before your first initial license renewal date, your license will then be categorized as “null and void”. If your license is considered “null and void”, this means that you will be required to start the licensing process again, by successfully completing the 63-Hour sales associate pre-license course, submitting your license application to the state for approval, and passing the Florida state exam.

How Many Times Can a Student Take the 45-Hour-Course Final Examination?

You are permitted two attempts at passing the 45 Hour post licensing Florida exam. If you fail the final exam on your second attempt, you will be required to retake the course again. The end of the course 45 Hour post licensing Florida exam, for post license sales associates must be passed at a grade of 75% or more.

Florida Real Estate Post License Requirements for Broker

It is also a requirement of Florida state, that all brokers and broker associates continue their real estate license education, by taking the mandatory 60 Hour broker post license Florida courses. The education requirement consists of two, 30-Hour courses, equaling 60 Hours of post licensing education. Florida state sets this broker license renewal education requirement, as working as a real estate professional, means you are required to possess a large amount of knowledge pertaining to the industry, which is demanding for you to learn, on your first 72-Hour pre-license broker course, in all its entirety. Again, it is advantageous you start the 60 Hour broker post license Florida courses as soon as possible, as the course material will help you develop your skills as a Florida real estate broker, and will also give you enough time to complete the course, and pass the post licensing exam prior to your broker license renewal deadline.

The end of the course post licensing exam for brokers, and broker associates, must be passed at a grade of 75% or more. If you fail the post licensing exam, you may take a second attempt at the test. In the event that you fail a second time, the course would have to be taken again. MLS Campus will offer you the course retake for free as long as your course is still active.


NOTE: Real Estate Licensees with a four-year degree in real estate, are not required to take either post-licensure courses, but must successfully complete the 14 Hour Continuing Education course, as ruled by the Commission (FREC).

 

What Are the Brokers Post License Course Subjects?

Post License Brokerage (30 Hours)

60 Hour broker Post License Florida courses


What happens if a broker failed to complete the required post-license course by the license expiration date?

In the event that a broker or broker associate fails to successfully complete the mandatory 60 Hour broker post license Florida courses, before their first initial real estate license renewal date, their license will then be categorized as “null and void.” A license that is considered “null and void,” means that the individual will be required to start the licensing process again, by successfully completing the 72-Hour broker pre-license course, have their application for their state license approved by the DBPR, and pass the Florida state exam. Alternatively, they may operate as a licensed sales associate on the condition that the licensee successfully completes the 14-Hour continuing education requirement, within a period of 6 months, after the license expiry date.


How Much Does It Cost to Renew A Real Estate License in Florida

Real estate licensees are also required to make full payment of their Florida real estate license renewal fees to the DBPR. 

The Florida real estate license renewal fees are as follows;

General Renewal Information: The renewal fee specified on your account includes the current fee of $32 for Sales Associates and $36 for Brokers and Broker Associates, and where applicable, past renewal fees and late fee.

Late Fee: If your renewal request (2020 expiration) is postmarked after March 31, 2020 or submitted electronically after midnight, March 31, 2020 (ET), there will be a $25 late fee assessed.

If your expiration date is March 31, 2018 your license will become null & void April 1, 2020 if your renewal request is not postmarked by March 31, 2020 or submitted electronically before midnight, March 31, 2020 (ET)

Fees are applicable for the renewal year 2020.

How Long Can a Real Estate License Be Inactive?

If a license has been classified as involuntary inactive for a maximum of 1 year, the licensee will be required to complete the 14-Hour continuing education course, to return their license to active status. If the license has been involuntarily inactive for more than one year, but less than two years, the agent will be required to take a 28-Hour reactivation course.

Can I Renew My Real Estate License After It Expires in Florida?

If a sales associate fails to meet Florida post licensing requirements before their initial renewal date, they must restart their license education at the very beginning, by taking the 63 Hour Sales Associate Course.

If a licensed broker fails to meet Florida post licensing requirements prior to their renewal date, they may revert their license to a sales associate license within 6 months of their license expiring, or alternatively retake the 72 Hour pre licensing broker course, and state exam again.

Failure to renew licenses on the second renewal or more, means that the license will fall into the category of involuntary inactive.

Involuntary Inactive Licenses in Florida

A real estate license will automatically become involuntary inactive and a license will not be able to practice real estate if the 14 Hour Continuing Education Requirement is not completed on time. There are three possible scenarios:

  1. If a license has been involuntarily inactive for 1-12 months, the Licensee will need to complete the 14 Hour Continuing Education course and pay an additional late fee.
  2. If a license has been involuntarily inactive for 13-24 months, the Licensee must complete a 28 Hour License Reactivation course and pay a late renewal fee.
  3. If a license has been involuntarily inactive for more than 24 months, the License will become null & void. The Licensee will have to retake the 63 Hour Sales Associate Pre-License course and pass the State Exam again in order to obtain an Active Real Estate License.
